Dear Design Review and Amanda,
The VanHalls forwarded your request for more information regarding the replacement of all the roofing
for the house at 39 fifth Ave in Saratoga springs.
In my last letter I spoke about the state of the slate shingles having done an emergency roof fix, then a
second one as the shingles were breaking . My last letter explain how this happens when a roof reaches
its lifetime .
There are leaks in the home from the past and a current leak ,the shingles are brittle and break like
dominos as a repair is attempted, the metal is flaking and in many places the nails are loose.
Some shingles had fallen by the front entrance and I suggested the recycled sustainable shingles , same
as I roofed on 385 historic Broadway .
We had some to fix the leak but more leaks are being experienced in the home.
There are places ( having been on the roof )where a person can see wood no cover of water proof
under layers or shingles. As I mentioned the hips were not constructed originally in a correct manor.
I suggest the copper pans and new shingles , arts and craft style and a look of real shingles for
longevity , weight and availability .
The VanHalls anticipated a complete new roof and have purchased all materials needed to complete this
job during the summer months.
All metal including the slide , peak, chimney area and smaller roofs will be copper . I think you observed
from the road how this will look , very similar to the armory building and the same style shingles as 385
just not color variation ,as this original roof was grey slate no white or red.
I suggested these materials as you had approved them at another sight. I have repaired and reroofed
other homes in this area and have many years of experience with different styles and roofing material .
This roof appears to have had some caulking and repairs over the years and at this point to keep
patching here and there will possible contribute to more wood and interior damage.
One of the comity had concerns about new roofing material and not proven method ,so we investigated
the Armory roof and found there is a new method being used , same guarantee 100 years , by using
40% less slate by having a difFerent overlap and a plastic layer in between, this too is new .
At this time I recommend a new roof using the sustainable shingles and 20 oz copper we have
purchased .
