HomeMy WebLinkAbout20230245 118, 121-125 Woodlawn Site Plan Supplmental Info 2023 07 07Exhibit “A” - Memorandum of Use – The Woodlawn Club – 118 Woodlawn Ave. Who: The Woodlawn Club will be operated by a to-be-named Not for Profit entity, which will be owned by the members of the club to be a self-sustaining entity. There will be an application process for membership, along with annual dues, and an initiation fee upon acceptance into the Club. The initial director, founder and organizer of the Club will be Lisa Moser. Lisa is the Chief Administrative Officer of Prime Group Holdings LLC and co-founder of Prime Construction with her husband Robert. Both entities are headquartered in downtown Saratoga Springs, currently at 85 Railroad Place. In addition to her role as a professional businessperson in the Saratoga Springs Community, Lisa spends much of her time on philanthropy, volunteering and community service in the Saratoga Springs and greater Capital Region Community. Lisa actively serves, or has served, many of the regions premier charitable and public service organization boards, including Albany Medical Center, the Saratoga Hospital Foundation, Double H Ranch and Saratoga Central Catholic School. It is Lisa’s goal to recruit like-minded business professionals, who have a vested interest in the vitality of Saratoga Springs Community, to be members of the Club. With Saratoga Springs’ long history of being a seasonal home for many of its taxpayers, the Club will offer membership to seasonal residents as well. Membership will be limited to a total of 200 members at one time, including both seasonal and year around members. What: The Club will provide a meeting place for its members and their guests, to congregate, meet, relax and dine. One of the primary benefits of the Club will be providing a more relaxed setting to have business meetings, whether it be to discuss a new transaction, or entertain a potential new donor for a charitable organization. Often the setting of a meeting can have a direct correlation to the meeting’s success, and the goal is for the Club to provide the ideal setting for this to occur. Many other options to host business meetings in the City of Saratoga Springs can feel too corporate, too cramped and do not provide for a relaxed setting where people can let their guard down and simply talk. Often, the choices are private event space in a hotel, a board room in an office or simply a table in a public restaurant – all of which are useful and serve a specific purpose. However, none of which make for the ideal setting for a relaxed conversation and the flexibility to change the setting as the conversation evolves. The Club will be able to fill that void for its members. Its generally open concept helps to break down the physical walls of the boardroom. By being open only to members and guests, it will not have the often times frantic, hustled setting of a restaurant. By providing small conference rooms to its members, members can host that private board-room type meeting but with e ability to provide food and beverages made to order on site. The smaller meeting rooms provide the option for members to take a conversation that began in the general seating area of the Club into a private room in the event confidential details needed to be protected. However, the Club will not just be a place to conduct meetings for it members. It will also serve as a place for the members to relax and unwind after a day at the office. The bar area will serve as a congregating space for business professionals to have a drink at the end of the workday, and along with some light dinner and appetizers. Its location 500 feet from Broadway and within walking distance of many other professional offices on Church Street and the surrounding area, make it an ideal space for professionals to walk to from work before heading home. Being a members and guests only establishment, will provide the members with a more subdued, relaxed setting than the typical bar/restaurant found in the rest of the Downtown area. Although the Club will serve drinks and meals to members and guests, it will not compete with or be similar to any of the bars and restaurants on Broadway or Caroline Street. What the Club will not be doing is hosting any functions or events. There will be no fundraisers or weddings. It is intended to be a private club, open only to members and guests, for meetings, drinks, and meals. Additionally, there will be no amplified music allowed in the Club. There may be the occasional acoustic guitar, piano or string quartet in the bar area. However, the idea that this is going to be a relaxed setting would be put off by any amplified live music. When: Due to the diverse schedules of the average professional businessperson, the intention is to have the Club open 8 am to 10pm Sunday through Thursday and 8 am to 11pm Friday and Saturday. Although it will be open during those hours, it is anticipated that the busiest times will be late afternoon and early evening, 5pm to 8pm, for the bar and open seating areas. The meeting rooms and more private spaces will likely see peak usage during the day from 12pm – 4pm. Where: All Club activities will take place inside the structure at 118 Woodlawn. There will be no option for outdoor seating. The parking lot will be used solely for parking purposes and trash receptacles. The entryways to the building will not be made available to members for congregating.
