Comments When the lot in question was created, it was after much effort
and energy by the land use boards and the neighbors to ensure
that the property was not overdeveloped, conformed to all rules
and regulations, & paid respect to the historic nature of the
property at 21 Park Place that it was originally subdivided from,
as well as to the HIstoric District right across Regent Street.
I humbly request that this project be considered with the utmost
care. The applicant is hoping to obtain subdivision approval
without consideration by the Zoning Board of Appeals despite
the fact that the proposed development does not meet the
setback or bulk requirements for the district. I believe that all
aspects of this project should be vetted and the appropriate
requirements laid out by all three boards before approval can
be made to subdivide.
As for the specifics of the project, I hope that the architectural
components as well as the setbacks of these proposed homes
be carefully examined. I believe it is inappropriate to place the
proposed home on the corner of Regent/Park to be any closer
to the road than the required setback. I believe it will look
grossly out of place given the setbacks of the other three
existing structures at this corner.
I would also request that the street light on Regent be omitted
from the project. There are not other streetlights on the street,
and this one would be right across from the bedroom windows
of myself and my tenant. Due to my home being in the historic
district I am not able to change my windows in such a way that
I would be able to put up shades appropriate to darken my
room from this light. It is unneccesary and will only cause
distruption to the neighbors. Views of both my home at 105
Regent Street as well as the views of the historic home at 21
Park Place will be taken away forever by this project, I hope
that this board can assist in alleviating that impact. Attached is
