Re:SCPB Referral Review#23-92MOU-Area Variance-second principal residence-Sweet
Appellant requests variance to construct a second principal building on an existing 13,903-s.f. lot along
with an existing principal structure. Creates the need for two area variances: one)for the second
principal building(where zoning permits a second residence if in aggregate all bulk area requirements
are met, and two) a second area variance for lot width where 120 ft is required and 95 ft is provided.
Location:fronting on Marvin Street and McNulty Way within referrable distance from NYS Rt 9N

Received from the City of Saratoga Springs Zoning Board of Appeals on May 23, 2023.
Reviewed by staff on May 31, 2023 with concurrence of two members of the Saratoga County Planning
Board received on same.
Decision: No Significant Countywide or Intercommunity Impact
Comments: In accordance with the Memorandum of Understanding (MOU) between the City of
Saratoga Springs Zoning Board of Appeals and the Saratoga County Planning Board, the above-noted
appeal for two Area Variances has been reviewed by staff and with the necessary concurrence of two
Board members has been deemed to present no significant county-wide impacts.
