Comments As a concerned resident of Adams Rd, PhD Environmental
Scientish and father of 2 girls who will be walking to Geyser
Elementary (adjacent to the proposed Munter/Soleno industrial
development), I ask the Planning Board to delay the vote on
the project until several inconsistencies have been fully
understood and resolved.
1. The Unified Development Ordinance (UDO) clearly state
(Article 11, part 4) that clear-cutting of forest is prohibited
unless specifically approved by the Planning Board and a land
disturbance activity permit is issued. Has the Planning Board
approved the clear-cutting of this area and issued a land
disturbance activity permit for this project?
a. The project calls for the removal of all trees within the
proposed 22-acre development, after which replanting of ~50
feet of forest between an earthen berm and Adams Rd would
commence.
2. The UDO also states that any industrial development
adjacent to a residential area should be carried out while
maintaining the ‘character of the community’. The project
narrative state that there will be no adverse visual impact to the
area. The project would allow for stacking of pipes up to 50 feet
high, while only providing 18 total feet of visual barrier from the
elevation of Adams Rd (12 feet of earthen berm and a 6-foot
fence).
a. It is plain to see that a 50-foot tall stack of black pipes would
be easily visible over an 18-foot visual barrier and would disrupt
the ‘character of the community’, and creating an adverse
visual impact to the residents adjacent to or abutting the
development.
b. Also, it is difficult to understand how the clear-cutting of 22
acres of pristine forest is consistent with maintaining the
‘character of the community’.
I will be submitting a second comment to finalize my thoughts.

Comments This is a continuation of my previous comments..
3. The project renderings show no evidence that there is a
community across the road from the proposed industrial
development. This is a misrepresentation. There is one
residence that directly abuts the proposed development and 10
directly across the road (6 on Adams Rd, 2 on Rip Van Lane, 2
on Larkspur).
a. The Munter representation (from Adams Rd being left out of
the traffic study to leaving residences out of the project
renderings) is that residents on Adams Rd do not exist. I write
today to state that not only do we exist, but we deserve to have
our voices heard.
