Traffic Report Review

Dear Ms. Halliday:
We are in receipt of the following additional document for the above referenced subject:
• Traffic Assessment, Longfellow Development, dated February 28, 2023.
As requested, we have reviewed this document and find that, in general, the traffic concerns appear to
have been satisfactorily addressed. Please refer to the specific comments on the traffic study, as described
below:
1. The proposed site redevelopment will have a different configuration with more guest rooms
and a bigger ballroom, but less restaurant and meeting room seating.
2. The trip generation computed for the new redevelopment was found to generate fewer trips
than existing conditions.
The intersections on the vicinity of the site are currently operating at good levels of service
(A and B) and will continue to operate at good levels of service after the project is completed.
The LOS for the intersection will drop to C for a limited number of movements but only
during an event underway at the facility.
4. Based on the accident history, most that occurred at the Longfellows driveway intersection
with Union Avenue were associated to driver error.
Most of the site distances at the site driveway meet AASHTO's guidelines, with the
exception of southbound stopping sight distance which is less than the recommended distance
based on the posted speed limit. With an existing intersection warning sign already in place
600-feet north of the site driveway, the traffic study stated that no additional mitigation is
needed.
6. As stated in the report, the developer should place any signage and landscaping at least 15-
feet from the travel way to assure proper visibility. This requirement should be reflected on
any site development plans for the property.
