Comments I own the lot adjacent to this project and I would like to protest
this project. Here are my concerns:
We’re planning on building a house on Jackson st with a pool in
the back. Naturally the pool area needs a tall privacy fence
around it and tall evergreens inside the fence. These will totally
block their north entrance door that’s 6 feet from the property
line that opens out towards our fence. This will make for a tight
squeeze of about 2 to 3 feet when the door opens out towards
our fence.
Every time the tenants need to go up and down stairs to the
2nd floor bedrooms they’ll make a lot of noise that will affect
our private pool area. In addition, smoke from our outdoor
grilling area near our fence will travel up into the living areas
through the door and upstairs window. That will be hazardous.
We’re also concerned about the water runoff from their roof on
their north side. That part of our property is already low. To
prevent flooding on our side we’d likely elevate our pool area
so that water flows away from our pool area. This may cause
pooling of water near their proposed side door. This may make
for treacherous conditions in the winter on the north side of
their structure since it will get little sun. Also the snow that falls
off their roof will pile up against the fence on their side.
Egress from the second floor bedrooms will lead directly into
our cedar privacy fence and with such a small corridor makes
for a very hazardous situation in case of fire.
In addition to the offsets being way too close, particularly with a
side entrance door opening out, their lot isn’t zoned for two
family. I’m not sure why the board would allow this particularly
since their hardship wasn’t very authentic.

Comments I am co-owner with my husband, James McMahon, of the lot
adjacent to 69 Jackson Street and the property behind it at 98
Adams St. After careers spent out of state, my husband and I
look forward to the opportunity to return to the place we both
grew up to build our retirement home on our lot adjacent to 69
Jackson St. The proposed project at 69 Jackson St would
produce an undesirable change in the character of the
neighborhood and would be a detriment to the neighboring
properties. The proposed project would essentially transform
the existing one car garage into a second home on the
property. The proposed project would increase the footprint of
the existing garage by 75% and roughly double the vertical
height. Having a second dwelling unit on 69 Jackson St would
likely reduce the value of both the adjacent lot we own and our
home at 98 Adams St. It would create a dense housing
environment, impacting our right to quiet enjoyment and privacy
on both properties we own. It is hard to envision living
comfortably in our future retirement home, with two dwelling
units on the neighboring property, particularly with the
proposed unit a mere five feet from the property line and
standing at the height of a two-story home. It would create
possible fire hazards and nuisance in an area that is quiet for
most of the year. We do not see a hardship case in the
application. There are numerous alternatives for housing out of
town visitors, storage, and servicing a patio area that do not
require three major area variances. Instead, the proposed
project would create numerous hardships for neighbors. In
addition to the hardships already listed, we would need to
install a tall, expensive privacy fence for security, we would
need to be concerned about safety with visitors coming and
going, we would suffer a general loss of privacy, quiet, and
property value. We are relying on the zoning laws that are in
place to protect our investment. Thank you for your
consideration.

Comments I own the lot adjacent. I object to having a entrance door that
spills out to my lot. I imagine the "guests" will cut through my
yard or drive their vehicle on the property when they have
furniture delivered or a large grocery run at Cosco. I will be
forced to put up a large fence at a big expense to me. Please,
please, please, don't allow an entrance on the North side.

Comments I can't emphasize enough that this project should not have
*any* entrance door on the north side of the structure. I own the
adjacent lot and don't want to deal with "guests" coming back
from the racetrack dropping their red solo cups on my lawn
along with their losing track tickets. Also, I don't want them to
let their dogs out to poop in my yard. In addition, I don't want
them coming down the stairs to go outside to smoke cigars,
cigarettes, weed, or other noxious substances.
Also, I wouldn't recommend vinyl siding. When I do start my
new house on the lot I will be adding high efficiency windows
with reflective coding. If the vinyl siding is too close, my
windows will melt them. I wouldn't recommend anything other
than James Hardie Hardiboard or Hardie shakes for any
structure near my lot.

Comments I don't believe the diagrams show the gutters and downspouts
coming off the roof. How wide/big are the gutters and
downspouts? In what direction do the downspouts push the
water? There are lots of branches overhead. Will these gutters
have gutter guards?

Comments I don't think a living space on the property is appropriate. I think
they should skip the apartment and do a garage with a popup
storage area (3-season office, unconditioned) and smaller
footprint than 24-feet. I attached a garage in my neighborhood
in Maryland as an example.
