I am the new owner of 184 Church Street. I know that there have been problems in
the past with this property and I am looking forward to working with you to bring
the house up to code and to make it look better.
I am submitting an application for Historic Review but I am not sure that is
necessary since the work I would like to do is ordinary maintenance and repair
My plan is to stabilize atd make level all of the porches. Repair or replace hand
rails and make sure that each railing has new spindles. I plan to repair the roof on
the Beekman Street porch as well as level the porch, stabilize it and replace
railings. I have attached the portion of the report by Nolan Engineering detailing
what needs to be done to the porches.
The only exterior change I would like to do is replace the broken front door on
Church Street with an attractive strong door.
I am submitting photos of the exterior with the proposed work. I trust that this is
sufficient since I do not plan to alter the exterior in any way.

Repair all four porches. We would like to make level all of the porches, repair the roof of the Beekman Street porch. put
handrails on all porches. Put spindles on the railings. Paint the porches to coordinate with the house. Repair the steps
for all of the porches. Replace the front door on the Church Street porch. Rear porch put jacking and footings, replace
floorboards. scrape and paint as required. lnstall railings and guards. Beekman porch in stall new railings and guards

The exterior wa*s are constructed of 3x4 wood studs covered with rath and plaster as an interior finish' Per the
2o20 Energy conservation Code of Nys, since the energy ur" of ,h" building is not increased' existing ceiling' wall
or froor cavities exposed during construciion are not ,"luir"Jt, meet Eneigy code provided that the cavities are
filled with insulation. lf the cavity is not exposed' it is not required to be fully insulated'
Electrical
The home had four separate meters and four separate erectricar paners. The electricar appeared to be serviceable
.na ,n working condition with no obvious defects'
Plumbine
The main waste rine was pvc. The water supply rines were a combination of copper and prastic' The plumbing
lines were disorganized but no obvious pro[i"*, were observed. some of the sinks were not connected but the
ptumUlng lines were located underneath of the counters'
Structural
The structure was a murti-famiry, two-story home of wood construction, The buirding was founded on a stacked stone
foundation. The building was vacant at the time of the inspection. The foilowing observations were made that will be
required to be remedied in order to make the building structurally/code compliant'
o Rear porch requires jacking and footings, replace floorboards, scrape and paint as required, install railings and
guards (54000)
. Side porch (with green carpeting) install new railings and guards and roof repair {S4ooo}
o Rear side porch roof was unsupported, need landing, rails and guards, removed roof or support with posts
