HomeMy WebLinkAbout20230043 Ext Mods and Addition Window Documentation and Project Scope -GOAL of project: To restore focus on restoration and keeping as much original as possible. To continue the history of this incredible generational home by restoring it, replacing with in-kind material where necessary and adding a garage. We aim to preserve its history and continue its history into the future. Make this 237 year old house great again! -to restore the windows, doors, wood siding, roofing, shutters and wood details on house and porch. Any replacement that is needed will be done with in-kind materials. st -Raise and replace roof of 1 addition a few feet but remain subsidiary to main structure and put metal roof on replacing asphalt shingles nd -raise roof of 2 addition and restore roof or replace if necessary. -Add 3 Car garage with finished area above, would have wood siding, double hung windows, trim details to reflect main structure, metal roof, and some masonry stone on pine alley North facing side. -add upper terrace level -add deck on back of the house nd -remove non usable shed, remove small over hang and 3 posts of back of 2 addition of house. VAN DAM SOUTH FACING -Preserve any part of porch that is not rotted and replace any rot with exact replica reproduction with in-kind material wood -front wood door to stay if functional and can be saved, if not replaced with wood door in-kind -wood siding under aluminum to restored and replaced where needed with in kind material. -Windows # 3 & 4 restored -Restore shutters. - Restore any of the . Any Windows beyond restoration and do not function or cannot be repaired to function properlythen, Replacement in-kind Window would be Anderson 400 series woodwright. Clinton Street East Facing restoration - attempt to restore any that can function properly but if replacement is necessary would be in kind Anderson 400 series woodwright -restore shutters -in close the side porch & add a double hung window Anderson 400 series woodwright -removing porch door which is damaged and beyond repair when inclosing porch -Leaving side door on 2nd addition, attempt to restore but if not possible replace with inkind wood door. Also move over to center in third addition. -the roof line of the 1st addition would be raised (the roof is asphalt shingle and needs to be changed to be metal to match rest of house and historically correct). In raising this roof line, it wouldnot be equal or higher than the originally structure and always be subsidiary to the main structure keeping historically correct. -all corbels on second addition will be restored and place back on after roof is raised -window #14 would be removed, -Window #13 would remain in the same place but replace with Anderson400 series woodwright, larger in size proportionate to height change in roof -add a window next Window #13 to match Anderson 400 series woodwright, -remove the back chimney as it no longer serves a function and is in the rear of the house -uncover wood cladding and restore what can be and replace what is needed with in kind material. The in close porch will have in-kind material to match wood siding and look seamless window will have same trim to match rest of the house. -gables & corbels remainrestored or replicated with in kind material. And remain in same location and roof line as they are now. -add corbels under lower roof lines to create historic look and connect all the history from oldest to newest. -add garage structure with in-kind siding to main house (wood cladding), Anderson 400 series woodwright They would replicate the same trim and height level and size of oldest structure. -add corbels to roof line and use metal roofing material to match historic look and cohesive with the oldest part of house. -the garage structure will not overpower main structure. Pine Alley North Facing elevation -remove shed the small area that is build off the back corner, serves no purpose and does not take away from any historic integrity of the house if removed st -the main structure would remain the same, the 1 addition would have its roof raise but underneath the roof line of main house so the corbels wood soffits be visible and restored or replaced if necessary with in kind replacement. nd -2 back chimney taken down as not usable -Window on third addition #17(is a vinyl casement) would be covered by the new garage addition -windows # 18,19 would attempt to restore if can function properly. If window replacement is necessary would be with Anderson 400 series woodwright, The windows would raise proportionally with the roof line being raised -venting from attic would remain on back of structure for code for proper ventilation -new 3 car garage would have stone masonry detail and finished with wood cladding -3 dormers would each have same size and trim of main house and use Anderson 400 series woodwright -add corbels to represent historic integrity and bring all elements of this house together to tell the story of history and timelessness Side Yard West Facing elevation (not visible from Van Dam or Clinton Street) -windows uncover old window frame #26 and put in Anderson 400 series woodwright -attempt restoration of window #27 Pieces missing from glass. If Replacementneeded would be Anderson 400 series woodwright. -Window #28 replaced with Anderson 400 series woodwright. This window is beyond repair and is not like any other window in the house. -Windows #22,21,20 restored -Window #23 restored if possible or replaced with Anderson 400 series woodwright -Window #24 is vinyl and will be replaced with Anderson 400 series woodwright -Window #25 removed for large slider to be put in -Window #29 to be replaced with double hung Anderson 400 series woodwright in proportion to new roof st height of 1 addition -a wood door in style to match the house and other doors added to access upper terrace. -upper terrace material would be trex decking. -window #30 replaced with double hung Anderson 400 series woodwright proportionate to the raising of the roof -add window next #30 matching in size and material. rd -3 addition roof raised 3 feet, backdoor (is not an outside door) replaced with wood door to match style of house and other doors. -restore metal roof on third addition or replace, if necessary, with in-kind metal roof and add corbels to roofline -removal of overhand and 3 posts. -Garage would have wood siding, metal roof, double hung Anderson 400 series woodwright, corbels added. -garage would have door in back that enters on new deck. Door will match rest of house and wood door. -new deck off the back of house would be trex decking. More details of windows damaged windows 1,2,5,6,7 Missing pins to hold windows up and down making window nonfunctioning. Unsure if restoration is possible. Windows on Clinton side are similar make and issues of Van Dam Windows with broken Pins and Pin holes filled Windows on Pine Alley #31 has had substantial water damage and no pin. Side yard West facing Windows here replacing vinyl window #24 and other damaged windows. Window #28 is a replacement from some time ago does not function properly
