GRADING NOTES:
1. THE CONTRACTOR SHALL BE RESPONSIBLE FOR RESTORATION OF TOPSOIL TO ALL
DISTURBED AREAS. IT IS THE CONTRACTOR'S RESPONSIBILITY TO MAINTAIN EROSION
CONTROL MEASURES AT ALL TIMES.
2. ALL INLETS TO THE STORM SEWER SHALL HAVE STONE DROP INLET PROTECTION. THE
CONTRACTOR SHALL BE RESPONSIBLE FOR MAINTAINING THE BEST MANAGEMENT
PRACTICES (BMP'S) UNTIL GROUND COVER IS ESTABLISHED.
3. SILT FENCE, JUTE MESH, AND/OR EROSION CONTROL BLANKETS WILL BE USED ON SLOPES
STEEPER THAN 3:1 AND WHEREVER NECESSARY TO CONTROL EROSION AND SILTATION OF
EXISTING DRAINAGE SYSTEMS AS ORDERED BY THE ENGINEER OR SPECIFIED ON PLANS.
4. THE CONTRACTOR SHALL DESIGNATE A TRAINED MEMBER OF HIS/HER FIRM TO BE
RESPONSIBLE TO MONITOR EROSION CONTROL, EROSION CONTROL STRUCTURES, TREE
PROTECTION AND PRESERVATION THROUGHOUT CONSTRUCTION IN ACCORDANCE WITH THE
APPROVED STORM WATER POLLUTION PREVENTION PLAN (SWPPP).
5. ALL DISTURBED AREAS SMALL BE PROTECTED FROM EROSION EITHER BY MULCH OR
TEMPORARY SEEDING WITHIN 14 DAYS OF DISTURBANCE.
6. SLOPE SIDES OF EXCAVATIONS TO COMPLY WITH ALL LOCAL CODES AND ORDINANCES
HAVING JURISDICTION. MAINTAIN SIDES AND SLOPES OF EXCAVATIONS IN A SAFE
CONDITION UNTIL COMPLETION OF BACKFILLING. BACKFILL EXCAVATION AS PROMPTLYAS
WORK PERMITS, BUT NOT WITHOUT ACCEPTANCE BY ENGINEER OF CONSTRUCTION BELOW
FINISH GRADE.
7. PLACE BACKFILL AND FILL MATERIALS IN LAYERS NOT MORE THAN 8" IN LOOSE DEPTH. FILL
MATERIAL SHALL BE FREE FROM DEBRIS, VEGETATION AND DELETERIOUS MATERIAL.
COMPACT ALL TRENCH BACKFILL TO 95% STANDARD PROCTOR.
B. GRAVEL AND SUB -BASE SHALL BE LAID IN 6' LIFTS AND SMALL CONFORM TO THE TYPICAL
SECTION FOR PAVEMENT. ALL HOLES AND DEPRESSIONS SHALL BE FILLED WITH GRAVEL
AND RE -ROLLED.
DRIVEWAY AND DRAINAGE NOTES:
1. EACH LOT WILL HAVE A 8' DIAMETER X 4' DEEP DRY WELL ALONG THE SIDE
OF THE DRIVEWAY.
2, DRIVE WAYS TO HAVE 7' WIDE GRASS PAVER SECTIONS WTH 6' UNOERORAIN
WHICH CONNECTS TO DRY WELL.
3, ROOF LEADERS TO CONNECT TO DRY WELLS.
TREE CLEARING/PRESERVATION NOTE:
TO THE BEST EXTENT POSSIBLE, MATURE TREES WILL BE RETAINED ON SITE.
PRIOR TO ISSUANCE OF A BUILDING PERMIT, THE TREES PROPOSED FOR
REMOVAL WILL BE VERIFIED WITH CITY PLANNING/OR THE CITY ARBORIST,
PROPOSED SCREENING OR REPLACEMENT VEGETATION WILL BE REVIEWED AND
APPROVED BY CITY STAFF. AT A MINIMUM, THE SIDE AND REAR PROPERTY
LINES WILL HAVE A MINIMUM OF (3) TREES, SIZE AND TYPE TO BE DICTATED
BY THE CITY.
