Notes;
1. Elevations are based on NGVD 1929 datum.
2. The location of underground utilities shown on this plan are for
information only, and all utilities may not be shown. The owner
or contractor shall contract U.F.P.O. (1-800-962-7962) and the
proper local authorities or respective utility company having
jurisdiction to confirm the location of all existing utilities before
commencing work. Any costs incurred by the owner or
contractor due to the failure to contact the proper authorities
shall become the responsibility of the owner or contractor.
3. An easement for a gas line was granted by Mapat, Inc. to
Niagara Mohawk Power Corp. in Bk802 P483. It is described as
commencing 5' from the northwest corner of the property and
southerly parallel to the west property line and 5' therefrom.
Mapat, Inc. owned three parcels fronting on Division Street. It is
not clear which parcel this easement pertains to. Paint lines
indicating a gas line was found in this area.
4. A utility easement was granted to the New York Telephone
Company to place an aerial telephone cable above the roof of
#385 Broadway per Bk1543 P37.
5. An easement agreement between Fingerpaint 395, LLC and
Broadway 385, LLC for maintenance and pedestrian ingress and
egress is recorded in Inst. #2019026831.
6. An easement between Fingerpaint 395, LLC and Broadway 385
LLC for utility relocation and temporary construction access is
recorded in Inst. #2019029709.
