RE: 183 Regent Street - Window Replacement
Dear Tamie,
The Saratoga Springs Preservation Foundation reviewed the application for
window replacement at 183 Regent Street.
The Second Empire style residence, built circa 1867, is a contributing building to
the East Side Historic District listed on the National Register of Historic Places.
The Foundation appreciates the significant investment the owners have made to
restore this historic residence to its former glory.
Per the Historic Design Guidelines for Windows and Doors:
WINDOWS
• Maintain original trim details and the original configuration, size, shape and
proportion of windows.
• Original window size and location should be preserved. Do not replace
units that alter the original size of the window opening or trim detail.
• Replacement windows should match the existing in material and design and
should be based on historic evidence.
• The use of non-traditional window types and contemporary materials and
designs is discouraged on historic and contributing properties. Vinyl and
metal windows are strongly discouraged, particularly on primary facades.
The Foundation does not object to the removal of the vinyl windows. However, it
found it difficult to review the proposed replacements because there were no
elevation drawings showing the proposed window changes in scale with the
building. The paired windows identified as #5 appear to be historic windows based
on the window configuration and glazing. These are not typical of windows
manufactured in the 1960s and 1970s. Therefore, it recommends that the windows
be repaired rather than replaced.
The Foundation understands the owners’ desire to address the water damage to the
window sills and trim that is caused by the close proximity of the roof. However,
the Foundation is concerned that the reduction in the overall height of the windows
may negatively affect the proportions of the windows. While typically the

Foundation does not recommend the use of synthetic materials, it suggests that the
owners consider the use of a synthetic material for the sills rather than changing the
size of the window openings.
