With regards to the wetlands there are a couple of fairly relevant factors...
1. The wetlands are under Army Corps of Engineers(ACE)jurisdiction which means there is no buffer zone.Also,the"pod”shown in the image above is 3.5ac.a
threshold of 12.4ac or 5 hectares...the boundary-threshold for ACE/DEC jurisdiction. Now,it may be that DEC couidclaim jurisdiction,but,I have no info to a
that.However,based on the use-history and aerial imagery,it looks as though those wetlands had been filled in,in part,to accommodate the previous owner
