NOTICE OF DECISION
In the matter of the application - #20220104
GM 30 Caroline Street Corp.

Saratoga Springs, NY I 2866
Involving the premises with tax parcel no. I 65.60- I -8 I in the City of Saratoga Springs, on an application for site
plan review of a new mixed-use project consisting of commercial space on the first-level and I I total residential
(apartment) units in the Transect-6 (T-6) district.
In accordance with 6 NYCRR Part 6 I 7, the Planning Board classified the action as an Unlisted Action and issued a
Negative SEQRA Declaration on February 9, 2023.
And, in accordance with objectives, standards and guidelines contained in the City Zoning Ordinance, chapter
240, article 7.2 `Site Plan Review', the Planning Board issued the following decision on February 9, 2023 (passed
6-0 in favor: Torpey, Pingel, Fabozzi, Mayo, McTygue, Morrison):
C� Approve with the followin� conditions:
• Final plans shall be provided to the satisfaction of City Department of Public Works (DPW).
• The applicant shall provide a fee in lieu of dedication of recreation lands for each residential unit
($2,000 for each unit).
The applicant is required to:
I . Deliver a letter of credit or cash escrow in the amount approved by DPW to the City per Article
7.2. I 5 of the Zoning Ordinance. This must occur prior to final signature by the Planning Board
Chair.
2. Submit one ( I ) mylar and two (2) paper copies of the final approved site plans for signature by
the Planning Board Chair within ei�hteen ( I 8) months of approval as per Article 7.2. I 2 of the
Zoning Ordinance.
Note: this approval shall expire within eighteen ( I 8) months of the signature of final plans if the applicant has not
started actual construction as per Article 7.2. I 4 of the Zoning Ordinance.
