Comments We have lived at 173 Caroline Street, across from this
proposed project, for 29 years. Here are our concerns:
1) Parking.There are no driveways on this block of Caroline,
the exception being 146 Caroline built in 1975.We, along with
the other home owners, including 3 apartment houses and an
AirB&B, use the alternate side street parking daily. Adding
another residence will add to this already sometimes lack of
space.
2) Lot is too small.Though the survey suggests otherwise, we
feel the lot is not of adequate size for a new home within this
historic district. Many of our homes are very close together on
small lots, all built over 100 years ago.Perhaps that’s why we
NOW have zoning and planning boards.
3) Neighborhood disruption.There is no doubt that this will be a
long, loud construction project. Like our neighbors, we spend a
lot of time on our front porch as soon as the weather permits,
and this project will compromise that time.
4) Safety.Though the curb cut on Caroline Street has been
eliminated by the owner/developer, the curb cut on Nelson
remains an issue.The intersection of Caroline and Nelson is a
dangerous one, cars frequently run the stop signs.Allowing a
curb cut within 100 feet of this intersection will be unsafe for
those accessing the new paved parking area, those driving on
Nelson, as well as the many pedestrians who use that
sidewalk.
5)Question of ownership.Who is actually going to own and
maintain these properties? Since acquiring this property, the
self proclaimed property investor has found it hard to find time
to mow and even less time to shovel the sidewalks.Who is
going to maintain these properties?
Lastly, we live in a very neighborly neighborhood. I think I can
speak for all of us and say how disappointed we are that a
family who would have enjoyed having all of that green space
didn’t have an opportunity to buy it. It’s hard to find a nice lot
like this one right in town. Developing it only benefits one
person, the investor.
