HomeMy WebLinkAbout20230050 126 West Ave Demo & Construction Narrative Ingalls & Associates, LLP consulting, civil & environmental engineering Project Narrative Mixed Use Development 126 West Avenue January 19, 2023 The 0.54+/- acre property, is located at the intersection (corner) of West Avenue and Grand Avenue, and is zoned by the City of Saratoga Springs as “UN Urban Neighborhood District T-4”. Tax Map Number 165.72-1-22.1 identifies the property. The project property is located within Saratoga Springs Central School District. As shown on the Site Plan and Architectural Plans, the proposed redevelopment consists of a two- story office building with an apartment above , three (3) two story town houses, one (1) three story and rear parking lot. Currently, there is an existing residential structure (see attached photos) on site that is in disarray and has no historical value. The structure is to be removed from the site to allow for the proposed mixed-use development. The project site will connect to the existing utilities located on West Avenue and Grand Avenue. Stormwater quantity and quality controls will be provided through the combination of standard and green infrastructure practice techniques, including porous pavement, dry swale and dry well, in accordance with the NYSDEC guidelines. Common elements such as the parking and utilities will remain private and be maintained by the homeowner’s association.
