Broadway Saratoga Springs, NY I 2866 Involving the premises with tax parcel no. I 52.-I-3 in the City of Saratoga Springs, on an application for site plan review of a new 75,400 sq. ft. health, wellness, fitness and tennis center and associated site work in the Institutional - Educational District (INST-ED). In accordance with 6 NYCRR Part 6 I 7, the Planning Board classified the action as a Type I Action and issued a Negative SEQRA Declaration for a similar project on January 30, 2020 (PB#20 I 9 I I 7 I). In reviewing the changes as part of this application the Board determined the following: C� Findin�that no new or different environment impacts likely would result as part of the application that were not previously considered by the Board. And, in accordance with Site Plan Review approval standards in the Unified Development Ordinance,Article I 3.5, the Planning Board issues the following decision on January I 2, 2023 passed 6-0-I(Fabozzi recused) in favor: Torpey, Pingel, Mayo, Marshall, McTygue, Morrison: C� Approve with the followin�conditions: • Final plans shall be provided to the satisfaction of the City's designated engineer and DPW. • Tree replacement planting plan of 50 trees (in addition to those trees identified on the site landscape plan)to be planted throughout the campus and shall be verified by City staff prior to issuance of a Certificate of Occupancy(C.O.). • The project will be designed for Silver-Level LEED Certification. Verification to be provided prior to C.O. The applicant is required to: I. Provide documentation of conformance with all required conditions of approval. 2. Deliver a letter of credit or cash escrow in the amount approved by the City Engineer to the City. This must occur prior to final signature by the Planning Board Chair. 3. Submit one (I) mylar and two (2) paper copies of the final approved site plan set for signature by the Planning Board Chair within ei hteen �I 8� months of approval as per Article I 3.5 of the Unified Development Ordinance.
