I 65.65-3-I 0.I in the City of Saratoga Springs, on an application for site plan review of a proposed 2,000 sq. ft. addition to the existing specialty food market and associated site work in the Urban Neighborhood (T-4) district. In accordance with SEQRA regulations 6 NYCRR Part 6 I 7.5, the Planning Board identified the proposed action as a Type II Action. And, in accordance with the approval standards contained in the Unified Development Ordinance,Article I 3.5 "Site Plan Review", the Planning Board issued the following decision on December 8, 2022 (passed 7-0 in favor: Torpey, Pingel, Fabozzi, Mayo, Marshall, McTygue, Morrison): C� Motion to approve the site plan set dated 9/28/2022 subject to the followin�conditions: I. Final plan set shall include location of designated loading area and corresponding signage. 2. Final plan set shall include location of employee parking area and corresponding signage. 3. Final plan set shall include vegetative/screening improvements as presented at the December 8 meeting including enhanced vegetation at the corner of Washington and Birch Sts. and installation of a privacy fence along the south side property line. Locations and species of plantings shall be to the satisfaction of the City Arborist. 4. The applicant shall obtain an easement or license from the City to permit the encroachment of a portion of parking spaces I-I 0 onto City property/ROW with language to be approved by the City Attorney. 5. The applicant shall provide final plans to the satisfaction of DPW. The applicant is required to: I. Provide documentation of conformance with all required conditions of approval. 2. Deliver a letter of credit or cash escrow in the amount approved by the City Engineer to the City. This must occur prior to final signature by the Planning Board Chair. 3. Submit one (I) mylar and two (2) paper copies of the final approved site plan set for signature by the Planning Board Chair within ei�hteen (I 8) months of approval as per Article I 3.5 of the Unified Development Ordinance. Note: this approval shall expire within eighteen (I 8) months of the signature of final plans if the applicant has not started actual construction as per Article I 3.5 of the U DO.
