Dear Zoning Board of Appeals,
The ZBA requested verification that the Temporary Accessory Dwelling proposed within
the Drambour residence at 42 Newton would be compliant with the City zoning
requirements as the project proceeds.
Upon further discussion with our Client,Ms. Drambour has decided to eliminate the kitchen
/ cooking facility which exists within the current"barn structure" and which defines the area
as a "temporary accessory dwelling." Attaching the "barn structure" and removing the
cooking facilities will result in one larger principal dwelling with no temporary accessory
dwelling.
We feel that this proposal better meets the needs of the Owner&her family;her resident
niece does not use the stove and the costs associated with removing the rear exterior doors
(which would require additional framing,insulation, siding, etc)will be reduced. The
exterior stairs to the rear upper deck will also be removed to satisfy safety concerns. The
Owner understands that these items will need to be verified by Code Enforcement prior to
obtaining a Certificate of Occupancy for the forthcoming construction to attach the
structures.
In response to public hearing concerns that were raised about the shed structures, please
note that the two sheds / accessory structures are proposed to be relocated for zoning
compliance and are depicted on the plot plan as being further than the 5'min. from the
property lines and more than 8' from the principal structure. Also, as stated in the original
application, the sheds will cover approximately 4.2% of the lot;well under the 10%max.
coverage allowed by the zoning code. •
