Paul,
We are writing as a follow-up to our meeting regarding the
construction of an AC Mariott on South Broadway. We appreciate your
effort to inform us regarding the construction proposal prior to the
meeting(s) with the City Planning Board. An improvement to the South
Broadway site is welcomed, but it does raise several concerns for us as
residents of Greenridge Place. Our main concerns are safety, privacy,
property depreciation, and construction disruption. The concerns we have
are identified below.
Safety:
1 . We do not support an entrance and/or exit at the North- end of Gurtler
Lane. Entering and exiting at Gurtler Lane is already challenging and at
times unsafe. The increase in traffic volume, due to the new hotel and
the Thirsty Owl patrons, would make this area extremely vulnerable to
accidents. A traffic study must be done to examine and assess the
safety of the increased traffic volume and the potential threat it poses.
2. We propose increased signage indicating DEAD END, DO NOT
ENTER... to restrict non-residential drivers from entering the North-end
of Curlier Lane.
Privacy:
1 . We oppose Gurtler Lane being opened at the South - end for through-
traffic to or from the hotel. Your site plans indicate that this would be
open. It shall remain closed with a restrictive barrier and a mature tree
line (see specifics below). Gurtler Lane has ALWAYS been a "private"
alley used by residents only and it should remain as such.
2. A durable, sturdy, and low maintenance barrier is needed along the
entire hotel properly to separate it from the residential properties of
Greenridge Place. We propose a 12 foot (minimum) stone wall be built
to serve as this barrier.
3. A mature tree line (15 foot minimum) should border the hotel property.
The trees should follow the path of the proposed stone wall barrier and
be planted on the hotel property side.
4. Hotel and parking lot lighting needs to be low in height, LED, and face
South Broadway. No lighting should face towards the Greenridge Place
properties.
Property Depreciation:
We are extremely concerned about the depreciation of our property values
with the new hotel construction. We feel our requests regarding safety and
privacy must be met to maintain the home property values on Greenridge
Place, particularly those bordering the hotel property.
Construction Disruption:
1 . Appropriate measures MUST be taken to minimize the impact on
Greenridge Place properties during demolition & the construction
process regarding noise, dust, dirt, debris, and the physical
environment.
2. Gurtler Lane should not be blocked at ANY time during the demolition /
construction project. The lane is the sole entrance to posterior yards
and garages on the Greenrige Place properties.
3. Demolition and construction hours should be 8AM - 5PM, Monday -
Friday to minimize the impact on the Greenridge Place neighborhood.
4. At the completion of the construction project, and throughout the
process as needed, appropriate maintenance care should be given to
the Greenridge Place properties bordering the hotel including, but not
limited to, lawn care, house cleaning, and power washing.
5. All demolition and construction work should be done from the hotel
property. Gurtler lane should not be blocked and private residential
property should not be used.
In conclusion, we request acknowledgement of this email and our
concerns. We would also like a written legal document I contract
acknowledging our concerns and the proposed resolutions signed by the
hotel owners prior to demolition / construction beginning. We look forward
to working with you through this process.
