I have 10+ years of experience renovating and restoring historic and landmarked homes and
buildings in the Capital region. This includes multi -family properties in downtown Albany and
Cohoes. I have worked with Judith Heller and Bradley Green for a number of years, as they
similarly own and renovate multiple historic and landmarked homes in NYS.
The property at 10 Marion Place was purchased in July of 2021 and we set out to restore a
particularly challenging project. We looked at prior architectural submission made by Scott
Varley that suggested demolishing the structure and rebuilding a de novo home. Judith was
adamant that the property could be restored and asked me to assist.
The home was built in the late 1800's and has sustained significant damage. I understand that
over the past 15 years, the home had been abandoned by the previous owner, which
accelerated the deterioration. Aside from the windows, the back wall of the home collapsed, we
reframed the entire structure on the first and second floors, in addition to pouring 12 new
footings.
I examined each window as I prepared the attached overviews for Judith. I found them all to be
in varying states of disrepair and unuse. The sashes are damaged, the sills are rotted, the
majority of the windows do not open and the the pully mechanisms are broken. It was my
recommendation that the windows be replaced in kind.
