PROJECT NARRATIVE
November 10, 2022
INTRODUCTION
The project is located at 38 Stafford Bridge Road, approximately 2,000 feet south of the intersection of Stafford
Bridge Road and Lake Ave in the City of Saratoga Springs. The parcel encompasses approximately 2.64 acres and
is currently vacant. The parcel, tax map number 167.-2-23.22, is located within the RR – Rural Residential
District which permits single family dwellings.
EXISTING CONDITIONS
The project site is currently woods with an area devoid of vegetation due to the excavation. The existing parcel
was at one time one of three lots in a 1997 Subdivision Plan. Since then, two lots have been developed and have
existing homes. The third lot was sold to Troy Sand and Gravel who subsequently applied for and was approved
for a Building Permit in 2018.
A grading plan was submitted in 2018 with the approved Building Permit. Earth work on the lot was on going and
was recently shut down on 09/22/2022 due to Stop Work Order by the City of Saratoga Springs.
An as built survey was completed by the project surveyor. This survey was used to develop a new updated
grading plan. This new grading plan reduces the severity of the existing slopes, however, still exceeds the 10%
slopes approved in the 1997 subdivision plan.
PROPOSED CONDITIONS
The applicant is proposing a single-family home. The grading plan reflects the appropriate lot for this project. The
site will be developed using the current grading plan.
