Burpee and Jennie L. Decker in a deed dated April 12, 1944 and recorded in the Saratoga County Clerk’s Office on April 14, 1944 in Book 422 of Deeds at page 42, and being lands designated as Lot #1 on a map entitled “Survey Map Showing Proposed Subdivision of Lands of Stewart’s Shops Corp.” dated July 20, 2020 by Santo Associates Land Surveying and Engineering, P.C., last revised on November 3, 2022 and recorded in the Saratoga County Clerk’s Office on ___________ as Map number ______, said parcel being bounded and described as follows: Beginning at a point marked by a concrete highway monument on the south bounds of New York State Route 9N, also known as Church Street, being 474.10 feet west of the intersection of said south bounds of New York State Route 9N with the west bounds of Saratoga County Route 23, known as Brook Road, said point being 33 feet from the centerline of New York State Route 9N, and being the northwest corner of lands now or formerly of 434-440 Church Street, LLC; running thence from said point of beginning along the west bounds of said lands now or formerly of 434-440 Church Street, LLC S 23° 34’ 56” W 435.60’ to a point marked by a capped iron pin on the north bounds of Lot #2 as shown on the above-referenced subdivision map; running thence through lands of Stewart’s Shops Corp. and along the north bounds of said Lot #2 N 61° 21’ 22” W 196.59’ to a point marked by a capped iron pin on the east bounds of lands now or formerly of Catherine J.
