Conifer Realty wants to demolish the � fl
former Olde Saratoga Brewery in
Saratoga Springs to clear the way for
a four-story apartment complex near
the northeast corner of the city.
The Rochester developer, which owns
and manages more than 15,000
apartments in New York, New Jersey,
Maryland and Pennsylvania, is seeking DONNA A8I30TT-VLAHOS
permission to construct two buildings Conifer Realty of Rochester is
with 102 market-rate apartments, seeking permission to demolish the
former Olde Saratoga Brewing Co.
according to plans filed with city on Excelsior Avenue to allow them

apartments.
The company has been under
contract to purchase the 4.2-acre property since early 2019.The
brewery operated for two decades before shutting down in January
2018 after its parent company, Mendocino Brewing of California,
ran into financial problems.
A Manhattan brewer attempted to buy the brewery shortly after
Olde Saratoga abandoned the property but was unable to pull the
money together to make the deal happen.
The property is owned by Saratoga Dairy Inc., an affiliate of the
Stewart's Shops convenience store chain. The site is located at 131
Excelsior Ave., one mile east of downtown and a mile west of Exit
15 of the Interstate 87 Northway.
Conifer's proposed North Spring Run project could include 57 one-
bedroom and 33 two-bedroom apartments. The remaining 12
apartments would have three bedrooms. The developer will need a
zoning variance, a special use permit and site plan approval before
it can move forward.
Conifer has expanded its presence throughout the Albany region
over the past several years and currently manages multifamily
complexes in Ballston, Corinth, Greenwich and Rexford.The
company also has scouted properties in Malta and other portions
of Saratoga County.
Company representatives were not immediately available for
comment.
The developer is working on the project with Creighton Manning
Engineering LLP and the LA Group Landscape Architecture&
Engineering of Saratoga Springs, according to documents filed
with the city.
The proposed size of,the apartments and estimated monthly rent
were not immediately available.
