Broadway project and have the following comments: 1)Sheet 2-Existing Conditions&Survey Map -Include a note below TP#1 results stating additional test pit(s)to be performed prior to construction per EDP's direction. 2)Sheet 4-Site Plan -Extend granite curb installation so that it ends opposite northerly property line. -Provide a detail for retaining wall to be located at rear of Bldg.#1. 3)Sheet 6-Utility Plan -New water connection by way of TS/V,therefore valve will be adjacent to 12"main, not at property line as shown. -Water service(to Bldg.#5)typically not be fed from a hydrant lead. Hydrant valve typically located directly off tee at supply line. -Replace 10"VCP sewer from exist.MH to exist. MH using 12"SDR26 PVC since existing upstream sewer is 12". -Tie-in catch basin should reference City Detail ST-4 on Sheet 11 as City will O/M. Provide separate detail for catch basins on private property,if so desired. -Plan calls out 6'dia.drywell while detail shows 4'dia. Provide T/F elevations for both drywells on the plan. 4)Sheet 7-Planting Plan -City Arborist comments forthcoming. 5)Foot Candle Analysis(d.April 11,2022) -Perhaps this drawing should be included in plan set as separate Lighting Plan and show light locations and schedule? 6)General Engineers Narrative -The attached hydrant flow data was obtained from DPW records. Replace all frontage curbing to match. A note has been added to the plans to match the existing granite curb. 4)Sheet 6-Utility Plan - Explain purpose for providing water main stubs for future extension at north and south property bounds of parcel. -Is there a means to connect townhomes to public sanitary sewer collectively instead of individually as proposed. The detail has been updated and now reflects the City's Standard detail. 6)Sheet 11-Site Details - Detail 10: Expand detail notes to say mortared using non-shrink grout. - Detail 11: T/F elevation doesn't match Grading Plan. Porous pavement noted on detail(?) Detail 10 has been revised accordingly and detail 11 T/F has been revised to match the grading plan. 7)Sheet 12-Site Details -SCSD#1 Notes: County permit or construction requirements not applicable as sewer work involves City O/M sanitary system and will be constructed to City standards. This reference has been removed from the plans. 8)General Engineers Narrative - Page 4:An actual hydrant flow test needs to be performed close to project site to determine available pressure and flow. - Page 4: Ciry is not interested in the dedication of water or sewer infrastructure constructed as part of this project. EDP will coordinate with the city to perForm hydrant flow tests close to the project site.Water and sewer infrastructure constructed as part of this project will be privately owned and maintained. 9)Stormwater Management Narrative - Page 3: Infiltration testing and data is needed to evaluate proposed SMP's(i.e. infiltration chambers,drywell).
