The area of the proposed garage footprint is within residential zoning compliance for zoning district UR- 2 The maximum allowable area of accessory buildings in UR-2 is permitted up to 10% of the area of the lot without exceeding a minimum of 25% https://m.saratoga-springs.org/h/printmessage?id=20905&tz=America/New_York 118 9/8/22,9:31 AM Zimbra permeability on the lot. Per the survey recently performed by NYS professionally licensed land surveyor, NMB Land Surveying PLLC, the existing plot plan they provided to us and submitted with this application indicates our lot is 51ft x 150ft = 7,650 ft^2. The proposed garage is 24ft x 30ft = 720 ft^2. 720 / 7650 = 0.094 = > 9.4%. I will spare you the math on the permeability - that can be found on our building permit application - it will be about 47.5% remaining permeability after building the proposed garage. 2. The depth of the garage is 24ft outside front to outside back. This means the inside wall to wall dimension will be about 23 ft. The length of my Ford F150 work truck is about 20 feet and 6 inches long. That leaves only 2 feet and 6 inches to spare on both sides of the vehicle to park in the garage - 15" to the wall front and back if it is parked perfectly... 3. The width of the garage is 30 feet. It's intended to be a practical two car garage so that we can park both of our vehicles in it. The width of the garage bays are standard width about 9 feet wide each with about 1.5 feet between the bays, and similar distance to the interior wall on the left. There is just enough room to park the cars and open doors without bangining into the other car and walls. If we were to build for just the width of the 2 car bays, the garage would still be about 24 feet wide. The purpose of the variance request is to eliminate the need for substantial additional driveway asphalt and the loss of green yard space. Even if we made the garage 24 ft x 24 ft, without the variance requested we would still need the additional driveway asphalt because of where the second car bay lands on the lot - see additional survey marked photos submitted on Tuesday 9/6/2022. 5. As Maddy assumes full ownership of both Impressions of Saratoga and The Dark Horse Mercantile in the coming two years, she will need all the space she can get in the upstairs portion of the garage to house inventory. She is a small business owner in the downtown, and avoiding storage fees with easy access to it when needed is extremely beneficial particularly during the off season.
