To the Cit��of Saratoga Springs Zoning Board of Appeals:
Engineering America Co.,on behalf of our clients Luke&Lauren Boughton,respectfull��submits
the enclosed modified applicarion materials for ZBA review of requested�rariances related to an
e�sting/proposed screened porch at 1 Alger St.in Saratoga Springs,NY.
1) A modified plot plan depicting revisions to the screened porch size& setback:
a. Porch Size&Co�rerage have been reduced:
i. Porch has been reduced to 7'6"in size. Reducing the porch further
would require relocation of the installed sonotubes.
ii. Porch roof overhangs on the sides ha�re been reduced to 6". Porch roof
along the front has been reduced to 0"
iii. Resulting modified Coverage of e�sting house&porch = 56.3%vs the
56.7% originall��requested.
- Resulting varia�ice of 26.3%relief(30%required under previous
zoning for principal structure). = 87.6%variance
- The 87.6% appears large,howe�rer,40% total co�rerage in tl�is
zone includes garage. 56.3% coverage vs. 40%co�rerage is onl��
16.3%relief requested (16.3%�40% =40.75%variance).
b. Porch Front Setback has been increased:
i. The front porch roof overhang along rllger St.has been reduced to 0".
ii. The resulting front setback from propert��line to the porch roof is now
0.9'vs. the 0'originall��requested.
iii. The modified relief is 9.1' = 91%relief requested.
2) Communit��porches locarions along rllger St.have been measured and compared to the
proposed porch at 1 Alger St for this project r1n attached map depicts the nearest
propert��owners and the porch/building locations related to the road edge curb.
a) The side porch of the house across the street(to the North) sits at approx. 12'
from the curb. The porch roof overhangs an addirional 12-14". Therefore this
porch is approx.. 11' +/-from the curb.
b) The house across the street to the North West does not have a porch. However,
the house itself sits at 12' +/-from the curb and has steps that extend and
addirional 14-16".
c) The house direcd��to the West and across Bolster Ln.has a front porch located at
13' +/-from the curb with a roof extending an addirional 12" +/-,resulting in an
approxirriate setback of 11' +/-to the road edge.
d) The proposed porch project will be located at 12.3'from the appro�mate road
edge. Therefore, the proposed porch will be consistent with other porches and
structures in the irnrnediate vicinitt�.
This coreespondence and the attached materials shall senre as addenda to the original variance
application submittal for review b��the ZBA. We believe that the materials herein submitted
answer the questions of the ZBA to reduce the size of the porch and to confi�m other structure
setbacks within the neighborhood.
