RE: 510 Broadway Redevelopment
Ms. Barden,
The current owner of the land located between the Collamer Building which was the former site of the First Presbyterian
Church until approximately 1977 and the Algonquin Building requests that the planning board to consider the attached
sketch plan for inclusion on the upcoming July 28 planning board meeting. As discussed a recent pre-application meeting
with staff, the proposal is to infill the existing parking lot with a new mixed-use building that will wrap around the Algonquin
Building creating an approximate 4,000 sf commercial space on Broadway with 112 residential units on the above floors.
The building will incorporate parking spaces for residents within a below grade parking garage with access from Maple
Avenue. The building would step back on the sixth story and incorporate a usable green roof on that sixth floor to handle
stormwater treatment and common space for the building residents. The patio space created between the existing
Algonquin building and new proposed building will provide a space for private residential gatherings and commercial
outdoor dining opportunities. A civic space will be created along the Broadway frontage to be used for public art,
performance, and respite. The streetscape along the redeveloped parcel will be improved and will integrate into the
neighboring streetscape. The project as proposed is compliant with the new UDO UC (T-6) zoning criteria and the
applicant would like to gain input from the planning board prior to commencing with a formal application to the board this
fall, please let us know if this request is granted so that the owner and design team can properly prepare for the meeting.
