significance shall include acceptable post-demolition plans of the site. Such
plans shall include an acceptable timetable and guarantees which may
include performance bonds/letters of credit for demolition and completion

approval on the applicant's receipt of all other necessary approvals and
permits for the post-demolition plan.
Based on the limited information provided in the application, the owner has not
demonstrated "good cause" as outlined in the ordinance nor an acceptable post-
demolition plan. Therefore, the Foundation opposes the proposed demolition of 38
Beekman Street.
