NOTICE OF DECISION
In the matter of the application #20 I 90187
Allen Drive Apartments
I 4 Tait Lane
Saratoga S p ri ngs, NY I 2866
Involving the premises with tax parcel #I 65.-2-7, I 65.-2-6, I 65.-2-4.I 2, in the City of Saratoga Springs,
on an application for a special use permit for a total of 202 affordable housing units, up to 600 sq. ft.
office use and 4,400 sq. ft. residential recreational facility (clubhouse) within the Transect-4 Urban
Neighborhood (T-4) District.
In accordance with 6 NYCRR Part 6 I 7, the Planning Board classifies this action as Type I, assumed lead
agency status and issued a Negative SEQRA Declaration on June 20, 20 I 9.
Having properly noticed and conducted a public hearing on April I 8 and June 20, as required, on the
proposed uses;
And, upon evaluation of the application based on the City's enumerated criteria to ensure that the
proposed use(s) will not adversely affect surrounding properties and community character;
And, in accordance with requirements set forth in the City Zoning Ordinance, chapter 240, article 7.I
"Special Use Permit", the Planning Board issues the following decision on June 20 (passed 7-0-in favor:
Torpey, Totino, Bristol, Casey, Fabozzi, Horton, Boivin):
C�Approve with the following conditions:
I. Total of 202 affordable housing units consistent with NYS Homes and Community Renewal
determination to be constructed in two phases.
2. 90 of the units to be constructed in phase I of the project along with up to a maximum 600 sq.
ft. office use and 4,400 sq. ft. residential recreational facility (clubhouse).
3. Proposed civic space to be constructed in phase I with details to be finalized during site plan
review.
4. The remaining I I 2 units to be constructed in phase 2 of the project.
Note: this approval shall expire I 8 months from the issuance date unless all conditions have been
complied with and actual worlc begun.
