RE: Advisory Opinion to the ZBA
ZBA#20220217 17 Park Place Area Variance
Per your request for an advisory opinion,the Planning Board considered the following application at
our July 14 meeting:
ZBA APP#20220217— 17 PARK PL., 17 Park PI., consideration of an advisory opinion to the ZBA for
area variances associated with proposed construction of a new single-family residence and a two-family
residence in the Urban Residential—4(UR-4) district.
Following discussion,the Planning Board passed the following motion:
• Issued a favorable advisory opinion on the requested area variance with the following
considerations on July 14, 2022—passed 5-0(Torpey, Horton, Marshall, Pingel, McTygue):
The Planning Board concurs with the considerations included in the DRC advisory opinion,June 29.
Board discussion included:
Applicant should review and resubmit part I of the short EAF per Chair's suggested revisions.
Protection and preservation of the existing trees and good architectural design in keeping with
neighborhood character are both important goals for ZBA consideration when evaluating the area
variance.
There may be value in requesting the City Arborist review the front porch design due to the proximity
of the existing tree to be preserved.
Note:
The Planning Board will review the placement of the driveway per condition of subdivision approval
after DRC review.
