We have reviewed the code and the relevant measurements and submit the following information for the Board's consideration. The existing lot coverage of 39.41% (or 41.6% including the storage shed)is based on the current footprint of the home a footprint that existed at the time we purchased the home in 2015. The proposed addition will not alter the existing footprint and, therefore, we are not requesting any increase in the current lot coverage. Rather,this application simply seeks avariance for the existing, non-conforming structure. The plans for the addition took into account the existing lot coverage and were specifically designed to stay within the confines of the existing footprint. As discussed, we plan to relocate the storage shed prior to completion of the project so that it meets all required setbacks. Additionally, the permeability will remain at 40.6%, which is well over the 25% required by the Code. The issue of lot permeability was not raised as a potential issue during the permit review by the Building Department and based on our calculations the project is and will remain in compliance with the City requirements. Based on the above clarifications, we request that this application be re-scheduled for the upcoming July 25, 2002 ZBA public hearing.
