Hello Aneisha and the ZBA Members,
Thank you very much for your help in keeping us in the
loop on this application, it directly impacts and is very
important to us as well as the neighbors.

Below you will see an image of the current parking layout
for 21 Park Place with the new driveway in process, (it has
since been blacktopped.) As you can see we have 4 cars
lined up in front of the current house. The old driveway
and green area just beyond the parked cars is the area of
concern to us.
If the ZBA were to allow parking in the setback to the left,
in line with these cars, then there could be up to 8 or 9
cars lined up right out to the street. This obviously does
not fit in with this residential neighborhood and also goes
against the original design layout approved by the
Planning Board, DRC, and ZBA two years ago for this sub-
division. That approved layout positioned the carriage
house where the old driveway is, thus blocking the view of
these cars from the street and also allowing a wall or fence
to be erected to block the view of cars parked for 17 Park
Place from our view. This would also allow the new
owners to handle all of their own traffic into and out of their
own site.
Below summarizes the items mentioned, plus two more of
note:
1. allowing a variance for parking in the setback is
unnecessary and unwarranted, and against the ZBA's
best practices and recent decisions
2. a lineup of 8-9 cars is not in keeping with this
residential neighborhood, across the street from a
historic district
3. the original sale of the lot was conditioned on a
single unit carriage house for the owner's
grandparents (Tom and Nancy Berkley), with only 2

4. there is a 2 foot margin of grass between the new
driveway for 21 Park Place and the proposed parking
for 17 Park Place. There will be no
arrangements made to pave that area, thus
requiring the new tenants of the carriage house to
traverse a muddy ditch or frozen area into and out of
their proposed parking area; winter, spring, summer
and fall.
5. the original positioning of the carriage house was
proposed to maximize the view of the existing
historic structure at 21 Park Place from the street.
Placing the carriage house as requested would
interupt any contiguous view of that structure from
the street.
6. (the service lines in the picture have since been
buried and are not of issue for our recommended
placement of the carriage house)
We strongly urge the Board members to not allow this
variance for the proposed parking area and to have the
carriage house positioned where it was previously
approved by the Planning Board, the ZBA, and the DRC.
Those were unanimous opinions for good reason.
