RE: Saratoga YMCA Site Plan Modification
Dear Ms. Barden,
The Saratoga YMCA is submitting application to modify an existing site plan approval. On February 29, 2016 the planning
board approved a site plan application which approved 17,000 sf building expansion and an outdoor recreation facility with
171 new proposed parking spaces and a total of 476 parking space on the entire site. The construction of the approved
plan was divided into two phases with the outdoor recreation facility and the associated parking for that use being built per
the plan. There was a small section which was identified as Phase 2 on the plans that was not constructed. In that Phase
2 there was 15 proposed parking space as well as the 17,000 sf building expansion. This is the area of the approved site
plan we are requesting a modification for the proposed program.
Since the approval a building permit was submitted and received for a 17,000 sf building expansion which was two levels
in anticipation of utilizing the second floor as expansion for recreation space for the YMCA and using the first floor for the
Saratoga Senior Center to move from their current location. That is the first programmatic piece that will be modified from
the previous approval, add 17,000 sf for second level occupancy. The YMCA has decided to not install the asphalt
basketball court which was proposed in Phase 2. In place of that court they are proposing a 5,100 sf building addition to
expand the indoor recreation facility.This area generally conforms to the impervious area from the basketball court.
This change in building size would ultimately require an additional 50 parking spaces above what is currently on site. We
will present to the board a parking utilization study showing that new parking is not need at this time for the YMCA and will
be requesting to bank 36 spaces for future construction if needed. The utilization numbers will be submitted during the site
plan modification application.
