Adam Favro President The property located at 17 Park Place property is immediately adjacent to the Canfield Casino- Michele Funiciello Congress Park-Circular Street Historic District listed on the National Register of Historic >Fee President Places. It was once part of 106 Regent Street, believed to be built prior to 1856 and one of the Linda L.Harvey few remaining examples of the Gothic Revival style in Saratoga Springs. Secretary Dmitriy Yermolayev The design concept put forth in the proposed site plan would initially appear to be a principal Treasurer primary residence with a carriage house behind. However the details of the plan contradict this Tiffa ry Blair design narrative. Historically,a carriage house was used for the primary residence's carriages Steven Dodds — whether powered by horses or by gas. Therefore, the site would not include two separate ulia Dna D'orazi° Julia driveways. The current application is in fact proposing a principal one-family residence with u Dunn Sandra Fox an attached two-car garage and an additional two-family principal structure behind, with James Gold separate driveways for each. John Haller Richard King Stephen Kyne If the zoning variance is approved, the design should show the second structure as a carriage Vincent Larerra house — a garage with living space above, not a two-family residence, and include a single Samantha Nass Dorothy R Rogers-Bullis driveway y for both structures. Alternately, the design could indicate that the second structure is ger Sheila Sperling in fact a two-family residence and not subservient to the primary residence. In this case, two Jason Thomas driveways could be warranted. Maddy Zanetti James Kettlesvell In either case, the garage of the primary residence should be a separate structure. The emeritus Foundation does not support an attached two-car garage as it is not in-keeping with the historic Staff context of the neighborhood. While there are garages in this neighborhood, those are associated Samantha Bosshart with carriage houses or were insensitively added. The Foundation also objects to the attached Executive Director two-car garage because the driveway significantly reduces the amount of green space of the property, which was a character-defining feature of the property when it was associated with Membership &Progrants Nicole hi 106 Regent Street. p Director Jacqueline Bungc At this time the Foundation, focused its review on the proposed site plan and mass and scale of Events&Programs the proposed structures. It may in the future have additional comments related to the specific Coordinator design of the structures. However,it does want to note that the proposed chimneys should not Anne McDonough be clad with siding, but be of brick or stone.
