of 269 Broadway will be the same as 268 Broadway. 269
Broadway will be constructed deeper into the ground water.
The necessary secant wall construction requires more drilled
holes into the bedrock, about every 3 ft around the entire
perimeter. Each hole has the likelihood of releasing substantial
water under pressure and potentially fracturing the bedrock.
The impact on surrounding buildings and public infrastructure
could be substantial. Do you really want to take that risk?
Geologists believe that earthquakes long ago fractured bedrock
and created the many springs our city is named after.
2. Broadway Tree: The canopy of this tree extends 6 ft beyond
the sidewalk(about 4 ft into the project mass). Tree root
systems extend at least as far as the canopy, if not much
farther. A setback of the 12-ft maximum under the code is
needed to truly protect this tree, which Commissioner Scirocco
emphatically said wouldn't be removed. Let's save this tree in
his honor.
3. Don't put the cart before the horse. The project problems all
relate to the construction depth and massive zero-lot-line size
which cannot be fixed later. This has been a drawn-out
process, but the Applicant is responsible for providing
incomplete or inaccurate information such as claiming sufficient
parking available and no dewatering required. They have
manipulated presentations including a GeoTech report without
2 underwater levels, using unsubstantial balloons flying in the
wind at half the project height in unannounced flyovers, and
renderings showing their project setback even with NBT. They
claimed making more borings, but no additional tests have
been done. They ignored requests for additional information
such as regarding noise and vibration. Instead, they launched a
PR campaign to convince the city that any issues can be
addressed after approval. Don't let them get away with it.
