BROADWAY?
The building has been labeled a"Cruise Ship on Broadway" by
a member of the Design Review Commission (DRC). The label
is appropriate. However, after a cruise ship docks, it then
leaves. This building will be a sore thumb jutting out into the
face of visitors, tourists and city residents for decades.
How can we feel good about a building that does not have a
higher purpose of serving the public's interests; that will take up
100%of the property; that will exacerbate current traffic and
parking problems; that will be architecturally incompatible with
the historic district and its neighbors; that will impact the water
table and underlying aquifer; that will destroy a majestic 50-foot
South Broadway
The project is complex and has presented serious issues for
Land Use Committees. The approval process has been fraught
with misleading and inadequate information. The Planning
Board (PB) and the developer have shown a lack of sufficient
knowledge about the site and the neighborhood. The applicant
has resorted to citing other buildings and projects as
justification for the mass and scale of the structure and
attempted to draw parallels between construction challenges of
269 Broadway and neighboring buildings which do not exist.
Fortunately, the interested public came forward with information
which updated an incomplete Geotechnical report; to revisit a
flawed environmental approval; to bring the expertise of the
City Engineer and its consultants into deliberations; to request
the applicant answer questions regarding ignored issues, and
to give pause for thought. This should have occurred at the
beginning of the planning process.
A great deal of time was spent during this process. Friction
between the public and land use boards developed. A member
of the PB stated the public did not have expertise and the board
limited public comment. In a twist, it was public expertise which
identified serious technical issues n
