Your feedback will be forwarded to the City's Planning Department and Land Use Board members. NOTE.- Comments submitted later than 12:00 noon on the day before the Land Use Board meeting may not be reviewed prior to their meeting. Project Name Stewart's 31-33 Marion Ave project Project Number 20220202 Project Address 31-33 Marion Ave Comments Our neighborhood association, representing over 30 homeowners in this neighborhood, has submitted public comments. I ask you to please look at those. This project is inconsistent with the Zoning Ordinance. - One of the lots is zoned residential, not TRB. - This project, by extending the commercial uses onto a residential lot produces an undesirable change in the character of the neighborhood and is a detriment to nearby properties. - The assertion by Stewart's that they can extend the TRB boundary by 100 feet inaccurate and this entire application should be rejected. - The boundary between residential and commercial districts is clear. This project is inconsistent with the 2015 Comprehensive Plan. - The entire Marion Ave corridor is designated residential neighborhood (RN-2), "Characterized by single family residential uses with moderate density two family....Small, neighborhood-scale commercial uses may currently exist to complement the residential uses." The retail uses in this proposal do not currently exist in this RN- 2 neighborhood, and >7000 square feet of retail space is not small, neighborhood scale, and does not complement the residential uses.
