Solli Engineering (Solli) has prepared this narrative far the Site Plan Review Application (Sketch Plan) to describe
the existing site conditions and potential redevelopment plan for the property located at 12 Ballston Avenue, Saratoga
Springs,NY. It is the intent of the Applicant, Patrick Alan LLC, to redevelop the eXisting site to include a 2,350 SF
restaurant w/drive thru and outdoor patio area. Below is a brief summary of existing and proposed conditions.
EXISTING SITE CONDITIONS
SITE LOCATION
The subject site consists of one parcel totaling approximately 032 acres, identified as follows:
Tax Map 165.83, Block 1, Lot 3, 12 Ballston Avenue
The property is located in the Transect Zone 5 Neighborhood Center zoning district and is bound by Ballston Avenue
to the narth and west, commercial use to the south and Hamilton Street to the east.
The parcel is currently accessed via an unsignalized driveway on Ballston Avenue, with an additional curb cut on
Hamilton Street and is developed with a vacant�3,300 SF commercial building.
PROPOSED SITE CONDITIONS
The proj ect proposes to demolish the existing building and construct a 2,350 SF restaurant w/a drive-thru and outdoor
patio area. The project will also include associated drainage, utility and landscaping improvements. Access to the
site will come from one full-movement,unsignalized driveway located on Ballston Avenue with additional right-turn
only egress located on Hamilton Street. There will be two-way circulation adjacent to the parking area,with a six-car
queue for the drive-thru/mobile order pickup window.
The proposed drive-up component of the fast-casual restaurant is unlike traditional fast-food restaurant drive throughs
in which customers typically order and pay through the pick-up lane/window. The drive-up lane does not propose a
menu board, order point or secondary payment window required in traditional fast-food restaurant drive throughs.

The proposed drive-up window is to be utilized for mobile order pick-up only. This will allow the future building
user to reduce service times and operate with greater efficiency and shorter vehicle queues.
The redevelopment also includes the utilization of approXimately 2,145 SF of land from 32 Ballston Avenue through
a perpetual easement to provide the area necessary to comply with the City's parking regulations.
The stormwater runoff for the site will be designed in accordance with all City and State regulations. The proposed
redevelopment is intended to be served by public water, sanitary sewer, gas and electric.
