HomeMy WebLinkAbout20210755 269 Broadway Site Plan Parking Study Issues Pa rki n Stud Issues
 y
The parking study posted in the archives is:
• Grossly inadequate
• Day of week studied not clear
• Assumes most demand will be by office employees arriving at 7 am (Maybe Prime
Holdings will require their employees to arrive at 7 am, but this is not the West
Coast and Prime Holdings will only occupy 2 floors. Most office workers in Saratoga
start at 8:30—9 am.)
• Understates parking need by:
1. Ignoring industry standard of one parking spot required per 150-300 gross square feet of project
2. Using net square feet, not gross square feet
3. Ignoring 24 cars currently parked on the vacant lot during business hours
4. Ignoring the time limits and restrictions for street parking on most of nearby Hamilton and
Broadway, and the majority of streets in the area.

Where are the Parking Spots
i n the Pa rki ng Study?
• The few unlimited (and even 2 hour) street parking spots on neighboring blocks are typically
occupied by 8:30 am on business days. Parking demand for 269 Broadway will encroach
into residential neighborhoods.
• Every building on Broadway & Hamilton from Circular to Congress Street has on-site parking
(or nearby private) parking that covers all or most of the parking needs of its owners,
employees and customers. This private parking is not available to 269 Broadway.
• The Congress Park Centre parking has recently changed to a credit card system which
charges after 2 hours (or requires a parking permit). It also mostly utilized by
8:30 am. Anyone parking there for a day without a permit is charged $20.
• The nearest public parking is on Spring Street. It is also largely full by 8:30 am. It
certainly can't accommodate all the employees at 269 Broadway, let alone their customers.

Traffic Ma i ntena nce Ma nager Concerns
• From the Archives, Traffic Maintenance Manager concerns were
not fully addressed or fully available for public view.
• Are there adequate solutions for those concerns or will the
taxpayers have to pay for another multi-tiered public lot rather
than the applicant who is creating the need?
• Common sense and original source documentation, rather than
fragmented, inadequate and confusing presentations are
needed.
Based on these, and other serious public concerns, the
vote should be "no" on this project.
The issues are too serious to be "worked out" after site
plan approval.
For many decades, a 4,000 square foot building sat on
this property. To jump to over 100,000 square feet
(above ground) puts excessive strain on city
infrastructure.
