In cansideraticn af the balance between enefit ta the applicant with detriment tc the health,
safety, and welfare of the community, I moe that th fallo+ving rea uariance far the follawing

As per the ubmitted lans or lesser dimensions, e apprd as pr this Board's
cansideration of the fallowing factars:
. The applicant has demanstrated this benefit cannot be achieved by ather means feasi ble
to the applicant. The applicant desires ta eanstruct a 1 -c.r garge ta the rear af the
rQerty. This is ta allow far cowered and secre garage saces fQr the ten cQndQminium
owners ta park. The alicant rQtes that there i na eauered parkirg aailakle on the ite ar
narby. Additionally, as notd in th Dsign Riw Commission's opinion datd un 4,
] , mass, and scale of the garage as a single structure has less m.ss and scale than s
multiple struetures.
. The applicnt hs demanstrated tht grnting this Wariance will not create an undesirable
change ir the reighborhoad chracter or detriment to nerby properties. The aplicant
nates the proposed -car garge is in the rear af the property, making it less rrisible fram
the street.
3. The Board fi nds the relief requested is considered substantial t 2 5%. The substantiality is
mitigated by its nature as nated aba►e and it daes nat negatiely i m pact tle neig h bari ng
praperties
4. This arince will nat hae a significant aderse physical ar enrriranmental effect on the
neighkarhood or district. Permeabiiity will ecceed the district requirement of 3]1.
5. The alleged difficulty may be cansidered self-created insofar as th applicant's dsir to
build this parling garge, but this is not recessarily fatal ta the applicatian.
