Gary Stone is proposing to operate and maintain existing mixed land uses on a 22.5 acre parcel
on Weibel Ave and a portion of a 40.0 acre parcel. The parcel includes approximately 145 feet of
frontage on Weibel Avenue and is located within the T-4 Urban Neighborhood Zoning District.
There is one existing 12,500 sf commercial buildings on the parcel that is currently being used
either for storage or office space as well as an operational boat storage area located at the rear of
the property. There is also an existing golf driving range that is not being used with small
clubhouse.
Currently, the land includes a 900 sf office building, two small storage buildings (2,400 sf and
1,500 sf), a 12,500 sf office building, a 1.5 acre boat storage area, a 150 sf clubhouse and 10 acre
driving range area. The 900 sf office building and two small storage buildings (2,400 sf and 1,500
sf) will remain vacant. The only proposed site improvements include a site identification sign,
street trees, street lights, sidewalks, fire hydrant per SSFD and gravel driveway for the boat
storage per SSFD. All improvements are located immediately adjacent to Weibel Avenue. All
existing buildings are served with individual on-site septic systems and a drilled water well and the
applicant will request a variance from the City Code which requires the build be connected to the
City sewer. Stormwater runoff from the existing paved surfaces are managed with on site storm
structures.
The applicant is requesting temporary special use permits not to exceed five years for the existing
use of the 12,500 commercial building, the 1.5 acre boat storage area as well as resuming
operation of the 10 acre driving range and 150 sf clubhouse.
The driving range is also adjacent to the existing City of Saratoga Springs ballfields and will
promote additional recreational use in this part of the City.
