I do not wish to do any harm to Ted Waite, as he has been a good neighbor. Nor do I wish to throw a wrench into the sale he is pursuing. I only wish him well. However, I would be a fool to not protect my greatest investment - my home. Nor to respond to some statements made at the January 28, 2022 meeting. I have a single family home, which is my biggest investment. There is the issue brought forward that it would be a great hardship and expense to Mr. Waite to convert his home into a one family home. Mr. Carusone mentioned the great expense of removing 3 AC and furnace units. My home has 3 AC and furnace units. A system in my attic for my top floor, and one in the basement for the bottom floor. As well as a system in my garage to heat the upstairs art studio. So no....this would not have to be done. The separations along the roof line do not have to be changed to "convert" to a one family. The previous owners used the main house for living, with a garage and storage above the garage, and added an apartment to use as rental, or for guests. The argument for a hardship expensive to convert to a one family is ridiculous, in my opinion. Cheryl Grey nailed it when she stated "this IS a one family". Bingo. This expensive conversion is a moot point in my opinion. Also, people who have the money to buy a high end home are generally looking for a single family home, not a multi family home. Truth is (in my past experience as a realtor) that the wealthier prefer not to share their space with others, prefer not to manage a rental. A comparable single family home is historically of a higher value than a multi family home. And my house, my greatest investment, is only pulled down in value being next to two lots that have 5 different rental units. If 85 Nelson Avenue is granted a 3 family variance, the value of my neighbor's and my homes are hurt. Bottom line: if this 3 family variance is passed, why is he benefiting from his lack of doing due diligence, while others around him, who follow the rules, have to be possibly adversely affected? The party that sold Mr. Waite 85 Nelson assured me that she did not represent the sale as a 3 family. (I understand you take this as here-say). The previous owner was turned down for a variance in the past, as has been cited in previous zoning board meetings. It seems to me that Mr. Waite would have had to apply for a permit to add this extra income unit. Yet, he just did it and took his chances it seems. And all this airbnb rental to no tax benefit to the city. Again, I do not wish distress on Mr. Waite. But I have to state my feelings on this subject. I am totally opposed to a 3 family variance on our block.
