Re: 90 Catherine Subdivision
My name is Laura Kenyon. I live across the street at 91 Catherine St. with my husband and 2 boys.
I have reviewed the proposed 90 Catherine St. project and I am appealing you to not approve it for a few
reasons:
- The owner was aware that this lot could not be subdivided when it was purchased.
- The existing structure is a duplex, not a single-family home. This is not stated in the application.
- The opinion that other lots exist that are small, so it is okay for us to have more small lots in the
neighborhood is flawed. Saying a street already has greater density than the zoning rules allow
should be a reason to uphold zoning regulations in this neighborhood. Building on every lot
space, no matter its small size, is discouraging to see.
- Water run-off is a concern in our neighborhood. The lot is on a gentle hill and the current owner
installed a drainage swale across the whole rear of the property to address water run-off
(Installed Fall 2021). If the lot is subdivided, it is possible that two owners would have to share
the swale and water run-off issues. I can't imagine that future owners would be happy to have
all the water from the new lot running across theirs. Additional buildings and hardscapes will
only make this issue worse.
- I was unaware of the Bishop property subdivision mentioned in the application, and I have
concerns for this project as well.
Out of protection of the character of our neighborhood, I appeal to you to not approve this project.
