I am hopeful that we can be placed on the next DRC meeting. The specific items I would like to address are the following: Guard Railing Detail — Based on the comments and suggestion, we have modified the railing detail to reflect a wood rail to meet the building code (36") and a wood railing with balusters that will be at a height as indicated.(30") This is simplified compared to the previous design. Bracket Detail— The detail will have a slight arch and therefore reflective of the brackets on the main house. Decking — There was discussion over the composite decking versus utilizing a wood IPE decking. Our concern is that the IPE decking as a natural wood does not seem appropriate for the style of house. I know that it could be painted — but it seems to be a shame considering the natural hard qualities and beauty of the wood. Since the deck will be exposed with no protection, it will take quite a lot of wear and tear. In addition, the project is in the Architectural Review District and thus subject to less stringent guidelines as it is not original. We would prefer to have the composite decking (AZEK Vintage T and G) as a material as it is our opinion it will last longer and still maintain the nature of the building. Enclosed is an article from This Old House that talks about this material being utilized on historic structures. Post Details for the Pavilion We have submitted an alternative post with a stone base. However, in our opinion, this is not the aesthetic we are striving for. As mentioned, we would prefer to use the Poly Fly Ash material as supplied by Westlake (formerly Boral). I have attached literature on the materials and a list of other historic places that have altered guidelines to allow for this product. As mentioned, it is moisture/rot resistant and considered a sustainable product. As a compromise, we can plan to use wood on the rest of the post, but the base should be a material that will resist moisture. Cupola This is not an essential item. We will remove if the board deems this to be a better solution. Lattice Panels The intent is to provide a barrier for the neighbor and allow vegetation to grow. The material of the lattice will be wood —and we suggest staining the wood to be a green color that will blend with the vegetation and be compatible to the house. The lattice below the decking will be horizontal and vertical as indicated. The diagonal lattice will be replaced. Other Items Any existing windows have been adjusted to reflect the existing conditions. There is no intent to re-locate these windows and the focus is on the proposed addition.
