Comments �Ne are the property owners and residents of 100 North Street.
We are writing with our concerns regarding the zoning
application for 94A North Street. Our primary concern is that
the proposed addition will block a significant amount of sun
from our backyard.
Regarding the request to expand further into their backyard
setback, we feel the application is not transparent about the
true amount of bulk they are proposing to add within the
backyard setback. The elevation drawing lists the current roof
peak at 14'. But as you'll see in the application's photos, the
back portion of the existing house is much lower than that,
probably less than 9'.
The application does not address that they also have an
existing, non-conforming condition on the east side yard, where
they do not meet the minimum 4' set back. Adding a second
story only �2' from our property line will cast a large shadow
into our backyard. The application states that the proposed
design would not be detrimental to neighboring properties but it
will reduce the direct sunlight into a large portion of our
backyard.
The application states that they could not develop a design that
utilizes the large side yard on the west (�23'), but we feel there
must be an acceptable design that shifts the bulk of the house
away from our property.
In summary, the current house sits very close to our property,
as it is non-conforming in both the rear and east side yard
setbacks. This isn't such a problem because the house is not
that tall. But adding a second story would more than double the
height along the back of the house. This would negatively affect
our property by casting a large shadow over our backyard. We
have attached a photo showing how close the house (before it
was painted blue) is to our yard. We would ask the Board to
request modifications to the design that minimizes changes
within the required setbacks.
