Here is the requested followup 1 . Lot width comps - attached. 2. Clarification on definition of "front: and "rear" - if your interpretation is different, please let me know. If you need additional information, please let me know My reading of the city zoning requirements is that it would be 2 fronts and 2 rears. See below out of the city zoning code: YARD — FRONT: The area between the lot line that is parallel, or nearly parallel, to a street and the building setback line. Where a lot has frontage on more than one public or private street, the lot shall have more than one front yard. If a lot has frontage on a street and an alley, the alley side shall not be considered a front yard. In the case of a lot that has no street frontage, the front yard line shall be considered the lot line that is closest and most parallel to the nearest street. YARD - REAR: The area between the lot line that is opposite of the front lot line and the building setback line. In the case of a lot pointed at the rear, the rear yard area shall be the area between a point that is the furthest from the front lot line and parallel to the front lot line and the building setback line. LOT - CORNER: A lot abutting upon 2 or more streets at their intersection or upon 2 parts of the same street forming an interior angle of less than one hundred thirty-five (135) degrees.
