RE: Excelsior Avenue Apartments
Site Plan Application
Dear Mr.Torpey:
Attached please find revised Site Plan drawings with supporting materials. Since we appeared before the Planning
Board on August 13�h and the workshop on September 2"d, Beacon Communities investigated several alternatives
to respond to Planning Board and neighbor concerns.
The project now includes 49 workforce housing units which is a reduction of 7 units. More significantly, the three-
bedroom townhouse units along Whistler Court have been removed and replaced with landscape buffering. Also,
the daycare use has been removed from the plan.
The proposed revisions include;
• A reduction of units from 56 to 49.
• Removal of 10 townhouse units and replace with landscape buffering.
• Removal of 5,200 sf daycare center(70 students, 11 employees), along with the associated playground.
• Reduction in required parking from 95 spaces to 76.
• Removal of satellite parking lot which reduces the amount of clearing, impervious area, and site
disturbance.
We look forward to presenting the revised project to the Planning Board.
