Medical Office Bldg. 1'lanning Board 1're5entation Dear 1'lanning 6oard Member5, The following i5 a brief de5cription/narrative of the architectural pre5entation that we are intending to provide at our next planning board meeting. We thought thi5 may be helpful during your review of the project, prior to the work5hop. ThiS i5 being pre5ented a5 e55entially major note5/point5 for each 51ide... 51ide#2 - Image of the ho5pital in the 19505 5howing large amount5 of green5pace around the ho5pital proper,with very few 5tructure5 to the north, ea5t,and we5t. 51ide#3—Image of the ho5pital from �2020, 5howing growGh for the ho5pital, but al5o large amount5 of growGh for the 5urrounding neighborhood/community. The intere5t here i5 in denoting the growGh of the re5idential 5tructure5 come5 adjacent to the ho5pital, but al5o become a part of the mixed fabric of thi5 portion of the community. 51ide#4—Aerial photo of the Morgan 5t MOB 5ite. Intention of the de5ign wa5 to pull a 5erie5 of material5 and de5ign element5 to create a building vocabulary and a 5cale that i5 con5i5tent with the adjacent re5idential 5tructure5. The u5e of gabled roof5,the breakdown of the overall building 5cale through fa�ade variation5,and the u5e of material5 5uch a5 5tone and Hardi plank5 and panel5. VaSt majority of window5 are more in line with re5idential 5izing,which i5 a benefit to the medical office a5 well. 51ide#15—6a5ed upon 5ome commentary from 5ome of our previou5 pre5entation5,we took the opportunity to create a more"modernized"ver5ion of the building 5hell,that maintain5 the re5idential element5 and overall de5ign character, but add5 more glazing and greater de5ign variation. Adding g1a55 to the building corner5 and removing �j T�E ARCHITECTURAL �'�'II ��LLAB� RATI�E the 5maller gable5 create5 an elevation with greater de5ign intere5t and 1e55 repetition, while al5o addre55ing the concern of 5creen wall/gable connection from our previou5 pre5entation. 51ide#16 through #19—A look at the larger picture of the Community, of which the Morgan 5treet neighborhood i5 a part. Within a di5tance of 1,900' (.35 mile5)from the center of the propo5ed 5tructure, multiple medical facilitie5 come into the fold, 5uch a5 254 Church 5treet,the We51ey Community, and 1 WeSt MedicaL TheSe 51ide5 5how the integration of inedical facilitie5 with very 5imilar re5idential adjacencie5 (both 5ingle and multi-family 5tructure5)to facilitie5 that are 5imilarly 5ized to the propo5ed. In the ca5e of We51ey, 5ome facilitie5 are obviou5ly 5ignificantly larger in 5cale. 51ide#20—6a5ed upon a review of the larger community,we wanted to provide a concept 5ketch that i5 much more in-line with the typology of a typical medical facility. ThiS 51ide i5 a talking point for the 5tep away from re5idential de5ign, but i5 intentionally pre5ented 5imply a5 a concept 5ketch,a5 we do not feel that thi5 i5 the appropriate de5ign approach for thi5 particular project. 51ide#21—51ide 5howing our preferred direction of de5ign. We will di5cu55/reiterate the intention5 f the de5ign and why we feel thi5 i5 the appropriate de5ign for both the project and the neighborhood. 51ide#22—A propo5ed concept for the two internal building5. Much of the de5ign i5 keyed off the de5ign main 5tructure propo5ed along Morgan 5t. TheSe 5tructure5 are more internalized to the 5ite and are al5o 5maller in 5cale,which lead5 to 5lightly 1e55 re5idential de5ign,while 5till very much complimenting the overall 5cope of the project5.
