You have asked me to consider if the the property listed above and known as 85 Nelson Avenue and more
specifically, secfion 179.21.block 2 and lot 19, would have a reasonable return being converted back into a
single family home.
As can be seen by the property information attach�d, the proper#y is Eisted as a three-family home. I haue
attached the sf�eet�rom Imagemate, which states the home has 3575 square feet for the three units in
place at the current time. You have alsn supplied me with a renavation estimate that wou�d convert the
home back into a single famiay hame. The renovatior� estimate is truly an estimation, as there is no
detailing without plans for the contractor to base final numbers. For purposes of#his discussion, I have
estimated a figure of$250,000 far the renovation based an the inc]uded letter, which states "wei!over
$200,000 plus archite�tural antl engineering fees". In my opinion, fhe final f�gure would most likely be in the
$300,000-$350,000 range. The hame is in a good area with good appeal and #he reconstruc#ion of such
s�ould most likely be don� in at least an above average manner in terms of materials and quality.
I have attached a lisk of sales of oltler homes within the City in order to determirre the average selling price
per square foot This is being utilized to extrapolate some estimation of a selling price#hat could be
obtained as a single family. Th�criteria utilized were sales from 1/1/2020 �ntil December of 2021. I did nof
utilize new construction or modem homes�less than 4Q-50 years in ag�) as th�y da not have the same
appeal and are a slightly differer�t market
The list attachetl of sales shows an �verage price of current active listings af$353.00 per sq�are foot.
Again the only criteria were older i�omes on the east side of Broadway that were two story in r�ature. The
averags sale price on a per foot basis was$3�3.00 per square faot, with the same criteria. This is not an
appraisal as far as adjusting for size or conditions, merely an average of the sales occurring, on the
MLS System over that period. Aiso note that the active listings were the properties that were active as of
the day of the search and no age or new consfruction criteria was utiiized.
